A Short-Term Rental (STR) is a property that is typically rented for a duration of less than

30-days. Although the property is rented for shorter durations (on average between 3-7

days), we would manage the property year-round. By renting on a shorter term, you are

able to take advantage of peak demand periods throughout the year (Stampede, etc.) which

results in much higher revenue potential. With a significant amount of long-term rental

inventory in New England, short-term rentals provide a solution to home owners and

investors.

At New England Rental Management we approach each property as a partnership. With

years of experience in hosting, we take each of those experiences and learn from them. This

includes what guests look for in a property and what makes those properties successful. To

help, we always have a meeting at the property to provide an initial review with

recommendations. We always have more than one meeting at the property before it is ready

to be staged and photographed.

This depends on many factors such as the area your property is located in, the size and finish

of the property, the time of the year, the level of accommodation available in the area, etc.

We strive to keep our fee as simple as possible with 80% of revenue going to the Owner,

20% to New England Rental management for the management. The cleaning fee is paid for

by the guest.

This can vary from place to place. What we can do is put together a proposal that includes

Right now, we are based in the New England area. We are working to expand our business to

other states. So let us know if you are interested in our service no matter where you are

We will do almost everything. You are responsible for any utilities, bills, mortgage, etc.

Basically anything to do with owning the property. We will handle marketing the

unit/property, booking the property, guest management (Checking in/out and any needs they

may have during their stay), and cleaning the unit/change over.

It is true that every unit/property must be furnished when it comes to short-term rentals. This

is something that we can help plan, however, the expense is payed for by the owner of the

unit/property. The furnishings they provide or purchase are their property.

We provide linen pick up and drop off services. In other words, we got it covered. Though

we do have a couple of ways to take care this, the most popular is to have the dirty linens

picked up after a guest leaves and the clean linens dropped off. The cleaning crew can then

make the beds with the clean linens while the dirty linens are being washed.

Yes, you can block out any periods you want or when the property is not available for rent,

just contact us and we can block it out for you.

There is no minimum contract length with New England Rental Management, and you can

remove your property from our booking platform at any time after the first 90days. But

please inform us at least 30 days before the day you wish to terminate your services with us

and we will simply deactivate and hand over your listing back to you. Please note you must

honour all upcoming bookings regardless of the cancellation period, or pay the cancellation

fees per booking if you need to cancel them.

We advertise your property across the best booking platforms, to reach a global and diverse

audience of travellers. The aim is to attract as many different types of visitors from business

or leisure bookings to family or couple holidays. These platforms include large travel

websites such as Airbnb, Booking.com, Tripadvisor, Expedia and Vrbo.

After joining our host community, you will be assigned to a friendly account manager, who

will be your direct point of contact throughout hosting with us. Their role is to report back to

you on how your property is performing and advise on any improvements required to

increase your properties earning potential. Also we will keep you updated with any upcoming

bookings and how much income you are likely to expect.

All money goes to your bank account, we invoice you one-time per month. Payments are

processed by the last day of each calendar month for bookings that check out within that

month.

We have strong processes to vet guests and ensure we control who stays at your place, but we

do ask you to not keep any valuable in the property when it is available in the short-let

market. In the unlikely event, guests damage or steal from your property, our team of issue

resolution specialists will do their best to recover the loss it would incur for you liaising with

the platform and guests. If the booking was made through Airbnb or Vrbo, you are eligible

for a $1,000,000 Host Guarantee coverage at no additional cost.

Yes depending on the site you advertise on, some of the major ones offer insurance cover in

the case of damage. With Airbnb Vrbo you are eligible for a $1,000,000 Host Guarantee

coverage at no additional cost.

With the other short rental platforms, we charge a big direct deposit to cover any case of

damage.

From changing a lightbulb to small fixes, we?ll take care of basic property maintenance tasks

and will be on call throughout your guest?s stay. Expect to never worry about little things.

Any small maintenance cost less than $30 its on us, and anything above that amount it?s on

the Owner expenses. Some clients want us to coordinate with their own maintenance contacts

when issues come up and we are happy to accommodate this request.

No problem, we can help create your listing and then get it listed on all the main bookings

channels. We use software to ensure that the property details and pricing are consistent across

all booking channels and calendars are synced to avoid double bookings.

Yes, yield and pricing management are integral to our service as our commission is based on

maximising your bookings.
